Commercial finance with Mezzanine:
Development finance can be arranged with the addition of mezzanine finance to enable 100% financing for development projects. Typically an applicant with a solid development plan can be accepted in principle within 24hrs of receipt of full application documents. Every package is tailored to suit the project, therefore you should email us in the first instance with the specifics of your proposal.
Profit Share Scheme:
This is an alternative scheme to additional mezzanine lending whereby finance is arranged through a bank but with an additional guarantee for a percentage of the facility upon completion of the project. The rate of interest charged would be as set by the bank and is usually 2 - 2.25% over base on the first project. Subsequent projects will be considered on reduced terms. The arrangements are straightforward and free from spurious or hidden fees. The lender’s income is generated from a share of the profits from the development. In principle decisions are possible within a few hours of receipt of application and supporting documentation.
What the Funding Covers:
The facility is inclusive of site acquisition, road construction, and all building works and fees necessary to have your new development ready to pass on to your purchasers. The lending is to a facility limit, with a regular release of funds at agreed stages within the lifetime of the development. The facility limit is pre-agreed to cover all costs up to the point when the development becomes self-funding through it's own cash generation.
This Scheme Requires:
- Applications from Developers with a proven track record.
- The GDV to be in excess of £2m.
- Completed Horizon Commercial application form.
- Details of the proposed development.
